The process typically begins with formulating a vision around a piece of raw land or, in the case of existing development, considering alternative uses. As a project proceeds into planning, services such as land planning and design, market research and feasibility, financial modeling, and financing strategies may be required. Later services that go more to implementation (i.e. architecture, construction, pre-sales and marketing, etc.) are necessary. Upon completion, operational approaches, exit strategies and other post-development services may be required.

Hesemann & Associates brings more than 25 years of international business development experience, having been responsible for the management and global growth of Jack Nicklaus’ golf course design business for more than 15 years.  Following his time with Nicklaus, Mark became a real estate developer in his own right leading the development of two of the midwestern United States' most successful projects: The Sagamore Club, a Jack Nicklaus-designed golf club and residential development in Noblesville, Indiana; and the Harbor Shores Resort, a multi-faceted resort development bordering Lake Michigan at Benton Harbor, Michigan.
